What’s included ›
Turnover and readiness cleaning, finishing and repair (non-structural), packing and organization, furniture setup and staging, debris removal, and same-day photo/video documentation of the work we perform. Services are confirmed in writing through your booking.
Payment & deposit ›
Jobs under $200 are invoiced in full before your visit. For jobs of $200 or more, a 30% deposit (minimum $99) is collected up front and the balance is invoiced on completion. Applicable taxes (GST in Canada, GCT in Jamaica) are added to the invoice. Our team never collects or handles payment on site.
Scheduling & entry ›
You arrange and control entry for every visit — we don’t hold keys. We aren’t responsible for delays from failed entry, unsafe conditions, or unavailable utilities; such visits may be treated as late cancellations.
Cancellation & rescheduling ›
Cancel or reschedule with at least 48 hours’ notice and amounts paid transfer to the new date or are refunded in full. Inside 48 hours, an amount equal to the deposit is retained. Same-day and priority bookings are non-refundable once crews are dispatched.
Documentation ›
Photo/video records the space and the work we performed, before and after. It is visual support only — not a formal inspection, appraisal, or code-compliance report, and never a warranty of work performed by others.
What we don’t do ›
No licensed trades (electrical, plumbing, gas, HVAC, roofing), structural work, or job-site management. Where regulated work is needed, we connect you with trusted licensed partners.

Lawyer review ›
- For condos: lenders require the condo status certificate (estoppel or information certificate in some provinces). Checking special assessments, reserve fund, rules, and restrictions.
- New builds: have your lawyer review it with your purchase agreement. A lawyer catches structural red flags that buyers typically don't.
Closing costs reality ›
Costs at closing depend on your transaction type.

- Legal fees — lawyer's fee plus disbursements.

- Appraisal fee — lender may require a recent appraisal. Sometimes waived or covered as a switch promo on a refinance.
- Lender and/or broker fee — on certain specialty products; disclosed if applicable.
- Home/fire insurance — lender needs proof of coverage with them named as loss payee before funding.

Some lenders include a complimentary home warranty on certain mortgage products — heating, plumbing, and electrical covered free for up to 12 months. Applies to purchase or refinance. Check your commitment letter to confirm enrollment.
Land transfer tax rebate — first-time buyers ›
Most LTT provinces offer a rebate program for first-time buyers that can offset some or all of the land transfer tax at closing. Eligibility and amounts vary by province — ask your lawyer to verify before close so the rebate is applied to your closing statement.
HST/GST New Housing Rebate ›
If you're buying newly built or substantially renovated, you may qualify for a rebate on a portion of the HST/GST paid. Builders often build part of the rebate into pricing and apply on your behalf, but coverage varies — confirm what's included and whether you need to file separately.

New build with an insured mortgage (less than 20% down) may qualify for a 25% refund on your default insurance premium. Apply within 24 months of closing.

If this is your first home, there's a federal non-refundable tax credit you can claim on your next personal tax return. Worth flagging for your accountant.

Notes & Privacy ›
Sessions are held over Google Meet. So I can stay focused on our conversation and follow up accurately, the meeting may be automatically transcribed and summarized by Google’s built-in note-taker (Gemini). A brief written recap may be prepared and emailed to you afterward. These notes are stored privately in my client-management system and used only to support your session and any follow-up — they are not sold, and not shared outside the practice except where needed to arrange a service you have asked for. If you would prefer that no transcript be kept, let me know before we begin; you may also ask me to delete your session notes at any time.
Cancellation & Rescheduling ›
A minimum of 48 hours notice is required to reschedule. With 48 hours’ notice or more, you may move your session to another available time at no charge — a “free reschedule.” A session booked less than 48 hours before it begins is not eligible for a free reschedule if it is missed or cancelled. A session is “missed” if you do not join, or arrive more than 15 minutes after the start time, without having rescheduled in advance. A missed session, or one cancelled on late notice, may be forfeited. If you decide to cancel outright rather than reschedule, the session fee is non-refundable once booked. If I need to cancel or reschedule for any reason, you’ll be offered your choice of another available time or a full refund — at no cost or penalty to you.

Sessions are non-refundable once booked. If sufficient notice is provided (48+ hours), rescheduling to another available time is permitted at no charge.
